COMMERCIAL REPOSITION

This project involved a full mechanical system upgrade in a high-rise building, focusing on the replacement of outdated equipment, modernization of HVAC systems, and conversion from city steam to a hot water boiler system. The work was performed across multiple floors and included significant demolition, equipment rigging, and control system enhancements to improve overall building efficiency and reliability.

The project scope included the demolition of two existing cooling towers and steam absorption chillers, along with the safe disposal of lithium bromide. Two new 1,000 GPM cooling towers were installed on modified steel dunnage, and four banks of water-cooled modular chillers were rigged and set on the 25th floor, requiring a street closure and MTA permits. Additionally, two 6,000 MBH hot water boilers were delivered and installed, supported by new hot water pumps and upgraded plate-and-frame heat exchangers to replace the existing steam systems.
