COMMERCIAL INFRASTRUCTURE
The project involved relocating the building’s existing cooling tower system from the 40th-floor roof to a higher bulkhead level to free up 20,000 sq. ft. of roof space for conversion into premium commercial office space. Tishman Speyer’s broader plan includes expanding the 39th floor and creating a large mezzanine level on the 40th floor. The complex installation required precise logistics, system integration, and phased execution to minimize disruption and ensure reliable operation.
The project relocated the cooling tower system from the 40th-floor roof to the upper bulkhead level, allowing 20,000 sq. ft. of former mechanical and roof space on the 39th and 40th floors to be converted into Class A office space. Seven new 1,071-GPM cooling tower cells were delivered in sections via freight elevator and assembled on the roof to complete the upgraded system.
