PROJECT OVERVIEW

Innolabs brings together a highly technical vivarium build and multiple life science floor fit-outs, each with dense, carefully coordinated MEP systems. The vivarium and 10,000 sq.ft. spec suite are served by dedicated Ventrol air handling units, modular air-cooled chillers, heat recovery, CRACs, RO skid, DOAS boxes, and VAVs, all modeled and coordinated in 3D to navigate tight lab tolerances and specialized exhaust, riser, and humidification requirements. The 3rd, 4th, and 5th floors add three 30,000 sq.ft. lab-ready plates with extensive DOAS and VAV distribution, multiple CRACs and water-source heat pumps, and a robust fume exhaust and stainless-steel duct system designed for high-performance, pressure-controlled lab environments. Across both phases, the team’s focus on BIM-driven coordination, complex piping and ductwork, and rigorous air and water balancing delivers a flexible, compliant platform for modern life science tenants.
