COMMERCIAL REPOSITION

This project delivered a full-scale mechanical systems upgrade, highlighted by the installation of new HVAC and piping infrastructure. Major work included adding three 1,370 GPM cooling towers on modified steel dunnage, two 1,850 GPM plate and frame heat exchangers, and new condenser and chilled water loops supported by multiple high-capacity pumps. Two custom 24,000 CFM 100% outdoor air handling units were installed for the DOAS system, along with new duct risers equipped with fire/smoke dampers for future tenant connections.

Significant modernization also included replacing two 500-ton chillers with new 450-ton and 550-ton York centrifugal units, a new 10,000 MBH shell-and-tube heat exchanger for tenant hot water, and upgraded 8” hot water risers. The project also involved replacing the ConEd steam PRV station, installing supplemental HVAC units in the lobby and back-of-house spaces, and ensuring all systems were integrated to enhance building efficiency and tenant comfort.
