INFRASTRUCTURE UPGRADES

110 East 59th St

We successfully completed a major upgrade to a high-rise building’s mechanical infrastructure, focused on replacing aging cooling towers, constructing a new boiler plant, and installing an emergency generator. Temporary systems were utilized to maintain critical operations during construction, and energy efficiency was prioritized through system upgrades and the conversion from city steam to gas-fired boilers.

The project involved maintaining cooling capacity by installing two temporary 300-ton cooling towers before demolishing three existing 1,100-ton units on the 16th floor. Three new 1,200-ton cooling towers were installed at a higher elevation to create space for a new mechanical equipment room, while a new boiler room was constructed on the former tower footprint. The work also included rigging and setting three 7,000 MBH steam boilers and installing a new gas riser from street level to the 16th floor.
