PROJECT OVERVIEW

41 Madison showcases a full central plant transformation carried out within the constraints of a fully occupied, high-rise commercial building. The team carefully decommissioned and demolished the existing main plant and tenant cooling towers, replacing them with four 1,375-ton Marley NC cooling towers to deliver greater capacity, reliability, and future flexibility. New condenser water infrastructure—including eight condenser water pumps and four plate-and-frame heat exchangers—was configured to create upper and lower house primary–secondary condenser water systems, improving system control, redundancy, and operational efficiency. By sequencing all major plant and riser work through the winter season, the project avoided tenant cooling interruptions and highlighted the team’s ability to plan, phase, and execute complex upgrades without disrupting day-to-day building operations.
